West Bloomfield Homes, Built Around the Water

Designed, sourced & built under one roof.

Twenty-four lakes and roughly twelve percent of the township under water. West Bloomfield enforces a twenty-five foot environmental features setback from every wetland edge and watercourse, and on a lakefront lot that setback often decides the project before the design does.

On a lake lot, the setback line is the first line drawn.

West Bloomfield is a township of about twenty-four lakes (Cass, Pine, Union, Walnut, Orchard, Middle and Upper Straits among the all-sports waters) with a median house from 1978 on a median lot of roughly 14,800 square feet. Split-level ranches, colonials and newer traditional houses make up most of the stock, running from modest quarter-acre homes to custom waterfront.

Note that Orchard Lake Village, Keego Harbor and Sylvan Lake are separate municipalities embedded within or adjacent to the township, with their own rules. A West Bloomfield mailing address does not always mean township jurisdiction.

What genuinely defines building here is Chapter 26, the environmental features setback ordinance. It is more prescriptive than anything comparable in our service area.

Remodeling a West Bloomfield Home: What to Expect

01

Great bones, dated finishes

Many West Bloomfield homes are large contemporaries and colonials from the last few decades, often on lakes or wooded lots. They have volume and light, but many still have the oak cabinets, soffits, dated tile and closed kitchens of the era they were built in. Updating finishes, opening the kitchen and rebuilding the primary bath is where these homes gain the most.

02

Walkouts and lake views change the plan

Many West Bloomfield lots slope toward a lake or woods, so the lower level often has a walkout with natural light. That makes it real living space, not just a basement. We design lower levels, kitchens and primary suites around the views you already have.

03

HOAs and permits

Many West Bloomfield subdivisions and condo communities have an association with its own rules on approvals, contractor hours and parking. Moving plumbing, adding a bath, rewiring a kitchen or finishing a lower level also means building and trade permits through West Bloomfield Township. We handle the association paperwork and every permit and inspection for you.

04

Design comes first, and your home stays livable

Every project starts with one to three months of design development, so layout, cabinetry, finishes and pricing are settled before demolition. During construction we protect your floors, seal the work area for dust, run negative air, clean up every day and send you a written update every week.

05

One team from start to finish

Every trade except plumbing, electrical and HVAC is Maxwell's own crew, and our licensed partners handle those three. Your designer and project manager stay with you from the first sketch to the final walkthrough, and the work is backed by a five year workmanship warranty.

Requirements change. Confirm current specifics with West Bloomfield Planning and Development Services, the Building Division, or Oakland County Environmental Health before relying on any of the above. Seawall, dock and shoreline work also requires state permitting through EGLE.

straight answer

On a lake lot, ask about the setback first.

Twenty-five feet from a wetland edge or the ordinary high water mark, with impervious cover inside that band capped at a quarter of its area, and prohibitions on removing soil or vegetation. On many West Bloomfield lakefront lots, that line sits exactly where people want to build.

It is knowable on day one from the survey, and it determines whether a project is administrative, goes to the Wetlands Review Board on a ninety-day clock, or is not possible in the form you had in mind. After-the-fact permits cost substantially more, so this is not a line to discover during construction.

We don't reface cabinets and we don't paint them. We're the right fit when a lake house deserves new cabinetry, real millwork, and a builder who reads Chapter 26 before the elevations.

West Bloomfield FAQ

Do I need a permit to remodel in West Bloomfield?

Most projects take 14 to 16 weeks of construction after one to three months of design. A single bathroom often takes less time. A large kitchen or full primary suite takes longer.

Do I need a permit to remodel in West Bloomfield?

Yes, if the work touches plumbing, electrical, mechanical or structure. Cosmetic updates may not need one. We handle every permit and inspection as part of the project.

Can you modernize an older contemporary home?

Yes. Removing soffits, replacing oak cabinetry, updating stair and railing details, and opening the kitchen to the great room can make an older contemporary feel new while keeping the volume and light that made it appealing.

Can we live in the house while you remodel?

Usually, yes. We seal off the work area, control dust and clean up daily. For a kitchen remodel we help you set up a temporary kitchen so daily life keeps going.

What does it take to finish a walkout lower level?

Any lower level bedroom needs a legal exit, and a walkout usually already has one. You also need moisture control and permitted electrical, plumbing and mechanical work. We plan the layout and lighting so the lower level feels like part of the main house, and many clients add a bar, theater, gym or guest suite.

Do you provide interior design and cabinetry?

Yes. Our design team handles layout, finishes, lighting and fixtures, and we build with Dura Supreme cabinetry in the framed Crestwood and frameless Bria lines. You work with one team from design through installation.
