Design-build in Farmington Hills, Michigan
Farmington Hills Homes, on Lots That Give You Room to Work.
Designed, sourced & built under one roof.
Big lots, a median house from 1978, and nearly half the city's housing built between 1970 and 1989. Farmington Hills gives an addition more room than most communities we build in, provided you have accounted for the trees and the deed restrictions first.

Generous land, dated interiors, and two approvals that catch people out.
Farmington Hills built out steadily from the 1950s through the 1990s, with the largest single wave in the 1980s. Bel-Aire Hills and Farmington Hills Sub go back to the mid-1950s; Country Ridge, Churchill Estates and Colony Park came through the 1980s; Arbor Oaks and Crestwood Meadows through the 1990s and 2000s. Colonials and ranches dominate, with cape cods, tri-levels and tudors throughout.
The lots are the story. Farmington Hills zones by minimum average lot size, running from 8,500 square feet in RA-4 up to 33,000 in RA-1A. Compared with Royal Oak or Ferndale, an addition here usually has somewhere to go.
Two things reliably complicate projects, though: the tree ordinance, and subdivision deed restrictions that the city itself warns about.

Remodeling a Farmington Hills Home: What to Expect
01
Established homes, dated layouts
Many Farmington Hills homes are colonials, ranches and split levels in established subdivisions from the second half of the last century. They're well built, but the kitchens are often closed off, the baths are original and the basements are underused. Opening a wall, rebuilding a bath or finishing the lower level brings these homes up to date without losing what people like about them.
02
HOAs can add a step
Many Farmington Hills subdivisions have a homeowners association. Some want to know about work that affects the exterior, parking, dumpster placement or contractor hours. We check what your association needs before we start and build it into the schedule.
03
Interior work still needs permits
Moving plumbing, adding a bath, rewiring a kitchen or finishing a basement means building and trade permits through the City of Farmington Hills. We pull every permit and schedule every inspection for you.
04
Design comes first, and your home stays livable
Every project starts with one to three months of design development, so layout, cabinetry, finishes and pricing are settled before demolition. During construction we protect your floors, seal the work area for dust, run negative air, clean up every day and send you a written update every week.
05
One team from start to finish
Every trade except plumbing, electrical and HVAC is Maxwell's own crew, and our licensed partners handle those three. Your designer and project manager stay with you from the first sketch to the final walkthrough, and the work is backed by a five year workmanship warranty.
Requirements change and figures vary by zoning district. Confirm current specifics with the Farmington Hills Building Division, Zoning, or Planning before relying on any of the above.

straight answer
Check the deed restrictions before the drawings.
Farmington Hills is unusual in that the city itself tells homeowners their subdivision may prohibit detached buildings outright. On a detached garage, studio or pool house, that is a project-ending restriction and it is not in the zoning code, it is in the deed.
The tree ordinance is the other early check. At a 6-inch threshold with a surveyor-and-arborist-signed survey where one is required, it can add real time to a project that clears ground for an addition.
Both are quick to establish and expensive to discover late. We don't reface cabinets and we don't paint them, we're the right fit when a well-built house on a good lot deserves a proper renovation.

Farmington Hills FAQ
How long does a kitchen or bathroom remodel take in Farmington Hills?
Most projects take 14 to 16 weeks of construction after one to three months of design. A single bathroom often takes less time. A kitchen where we open walls or change the layout takes longer.
Do I need a permit to remodel in Farmington Hills?
Yes, if the work touches plumbing, electrical, mechanical or structure. Cosmetic updates may not need one. We handle every permit and inspection as part of the project.
Can you open up the kitchen in my colonial or split level?
Often, yes. Many walls between the kitchen, dining and family rooms can be removed or opened with a properly sized beam. We confirm what the wall carries during design, before you commit to a layout.
Can we live in the house while you remodel?
Usually, yes. We seal off the work area, control dust and clean up daily. For a kitchen remodel we help you set up a temporary kitchen so daily life keeps going.
What does it take to finish a basement in Farmington Hills?
Any basement bedroom needs a legal exit, called egress. You also need moisture control and permitted electrical, plumbing and mechanical work. Older basements here may need updated plumbing or wall work before finishing, and we check all of this during design.
Do you provide interior design and cabinetry?
Yes. Our design team handles layout, finishes, lighting and fixtures, and we build with Dura Supreme cabinetry in the framed Crestwood and frameless Bria lines. You work with one team from design through installation.
