DESIGN-BUILD IN OAKLAND TOWNSHIP, MICHIGAN

OAKLAND TOWNSHIP HOMES, BUILT FOR THE LAND THEY SIT ON.

Designed, sourced & built under one roof.

Acreage, rolling ground, and houses that were mostly custom-built to begin with. Oakland Township renovation is a different job from village-lot work, and we plan it that way from septic capacity to how a truck gets down the driveway.

Out here the constraint isn't a historic commission. It's what's under the ground.

Oakland Township is one of Michigan's oldest townships and still one of its least dense. Roughly thirty-seven square miles of rolling meadow, woodland, and wetland, with more than fifteen hundred acres held as parkland and trail.

The houses reflect that. Estate homes on multi-acre parcels, custom builds from the 1990s and 2000s, ranches, converted farmhouses, and the occasional cabin. It is not the 1920s plaster-and-lath work we do in Birmingham, and it shouldn't be approached the same way.

What it is, frequently, is a well-built house from twenty-five years ago whose kitchen, baths, and finishes have simply aged out. That's a different renovation: less discovery behind the walls, more attention to scale, millwork, and making generous rooms feel considered rather than merely large.

BUILDING IN OAKLAND TOWNSHIP

Remodeling an Oakland Township Home: What to Expect

01

Larger homes on larger lots

Oakland Township has a rural feel, with larger custom and semi custom homes on wooded lots. Many have big kitchens with dated finishes, primary baths ready for an update and large lower levels that were never finished. These homes have the space. The job is making it work the way your family lives now.

02

Well and septic homes need a check first

Many Oakland Township homes use a private well and septic system. Adding a bathroom or a basement bedroom can require Oakland County Health Division review to confirm the septic system can handle it. We look at this early in design, before you fall in love with a layout.

03

Interior work still needs permits

Moving plumbing, adding a bath, rewiring a kitchen or finishing a basement means building and trade permits through Oakland Township. We pull every permit and schedule every inspection for you.

04

Design comes first, and your home stays livable

Every project starts with one to three months of design development, so layout, cabinetry, finishes and pricing are settled before demolition. During construction we protect your floors, seal the work area for dust, run negative air, clean up every day and send you a written update every week.

05

One team from start to finish

Every trade except plumbing, electrical and HVAC is Maxwell's own crew, and our licensed partners handle those three. Your designer and project manager stay with you from the first sketch to the final walkthrough, and the work is backed by a five year workmanship warranty.

Requirements change. Confirm current specifics with the Oakland Township Building Department, the Historic District Commission, or Oakland County Environmental Health before relying on any of the above.

straight answer

Ask about the septic before you fall in love with a plan.

On an acreage property, the drain field quietly sets the outer limit of what you can add. A primary suite addition that looks straightforward on paper can require a new system, and that's a materially different budget and timeline.

So it's the first thing we look into, alongside well location and site access. If the answer is favourable, everything after it gets easier. If it isn't, you find out at the point where the design can still change cheaply.

We're the right fit when the house deserves a proper renovation like new cabinetry, real millwork, work that suits the scale of the rooms. We don't reface cabinets, and for a light cosmetic refresh a specialist will serve you better.

OAKLAND TOWNSHIP FAQ

How long does a kitchen or bathroom remodel take in Oakland Township?

Most projects take 14 to 16 weeks of construction after one to three months of design. A single bathroom often takes less time. A large kitchen or full primary suite takes longer.

Do I need a permit to remodel in Oakland Township?

Yes, if the work touches plumbing, electrical, mechanical or structure. Cosmetic updates may not need one. We handle every permit and inspection as part of the project.

My home has a septic system. Can I still add a bathroom?

Often, yes. Depending on the project, the county may need to review your septic system first, especially if you're adding a bedroom. We check this during design and handle the paperwork, so there are no surprises once construction starts.

Can we live in the house while you remodel?

Usually, yes. We seal off the work area, control dust and clean up daily. For a kitchen remodel we help you set up a temporary kitchen so daily life keeps going.

What does it take to finish a basement in Oakland Township?

Any basement bedroom needs a legal exit, called egress. You also need moisture control and permitted electrical, plumbing and mechanical work. Many lower levels here are large enough for a bar, theater, gym or guest suite, and we plan the layout and lighting so it feels like part of the main house.

Do you provide interior design and cabinetry?

Yes. Our design team handles layout, finishes, lighting and fixtures, and we build with Dura Supreme cabinetry in the framed Crestwood and frameless Bria lines. You work with one team from design through installation.
