It touches every system in the house, runs across seasons, and asks several hundred decisions of you rather than several dozen. It typically takes twelve to twenty-four months from first conversation to move-in.
At this scale the number is set by the house as much as by the finishes. Two homes of identical size on the same street can differ by several hundred thousand dollars, not because of what the owners chose but because of what was found behind the plaster.
Knob-and-tube wiring, galvanised supply lines, undersized electrical service, no insulation, framing modified by a previous remodel. None of it is visible on a walkthrough, and all of it is real money.
Heating, cooling, electrical service and plumbing replaced rather than worked around. The largest single swing between a full interior renovation and a true down-to-the-studs project, and the difference you feel daily and never see.

During it you will make several hundred decisions, most of them small, some of them expensive, and nearly all of them with us. That relationship matters more at this scale than at any other, which is why the first meeting is as much about fit as about scope.
We are the right firm when you intend to stay in the house a long time and want it rebuilt properly rather than made presentable. If the goal is to sell within a couple of years, a narrower scope will serve you far better and we will say so at the first meeting.
Can we live in the house during the renovation?
Sometimes, and rarely comfortably. On a single-floor renovation it is often workable. On a full gut it is not. We will tell you plainly which category your project falls into before you plan around it.
Do I need an architect, or do you handle that?
We handle design in-house and bring in an architect or structural engineer where the project calls for it. Either way it stays under one contract with us, so you are not coordinating between three parties.

How firm is the price?
We give a range early, then a fixed scope and price once design, engineering and selections are complete. Changes after that come from decisions you make, not from re-pricing what was already agreed.
Will the renovation look original to the house?
That is the goal on most of what we do. Matching trim profiles, floor transitions and stair details to the period is the difference between a renovation that reads as original and one that reads as recent.
