The designer draws it. The builder prices it. Something does not work, so it gets revised, re-priced and revised again — and every round of that costs you time and costs somebody money.
Our designers and our crews work for the same company. A detail gets drawn with the person who will build it in the room, which means fewer revisions, fewer surprises, and no gap between the rendering and the finished house.
It is also why we can publish prices. When the same firm designs it, sources it and builds it, the number is knowable early rather than discovered late.
Layouts, elevations and circulation worked out against how you actually use the house — and against what the structure will allow, because our designers know what is load-bearing before the drawing is finished.
Cabinetry, stone, tile, flooring, plumbing and hardware chosen in our design studio with the actual samples in front of you. A quartz sample on a screen is not the same object as the slab.
Trim profiles, built-ins, panelling and stair details specified to match the period of the house, so a renovation reads as original rather than recent.
Layered lighting on separate circuits, paint and finish schedules, and the final layer that decides whether a well-built room also feels like a room.

Real design takes real work, and a firm that gives it away recovers the cost somewhere you cannot see. The full fee comes off your construction contract when you build with us.
Your designer owns the drawings, the selections and how it comes together, from contract through to final walkthrough — alongside a project manager who owns the schedule, the crews and the site. They do not hand off after design.

Every detail is developed knowing who will build it and what it costs. That is the difference between a design that survives value engineering and one that gets quietly simplified on site.
Much of our work is in Birmingham, Bloomfield and Franklin houses from the 1920s and 30s. Matching trim profiles and proportions to the period is most of what separates a good renovation from an obvious one.
Design, sourcing and construction under a single agreement with a single firm. No coordination between a designer, an architect and a builder, and no one to point at when something does not line up.
We are not a design studio that hands off drawings, and we do not take design-only commissions. Our design work exists to be built by our own crews, which is what makes it accountable.
If you already have an architect or designer you love and you are looking for a builder to execute their drawings, that is a reasonable thing to want, it just is not how we work. We would rather tell you that at the first meeting.
Do you do design work on its own?
No. Our design work exists to be built by our own crews. If you want drawings to take elsewhere, an independent designer is the better fit and we will say so early.
Is the design fee credited toward construction?
Yes. The full design fee is credited toward your construction contract when you build with us. You are paying for design either way, this way you see what it costs and you are not committed before you have seen the drawings.
Do I need an architect as well?
Sometimes. We handle design in-house and bring in an architect or structural engineer where the project calls for it, under the same contract with us.
Where do selections happen?
In our design studio, with the actual cabinetry, tile and stone in front of you. It is a short drive from most of the communities we build in and it is where the decisions that matter get made.
Will my house look like your other projects?
It should not. The through-line in our work is that the renovation suits the house it is in, which in Birmingham and Bloomfield usually means respecting a 1920s or 30s original rather than imposing something current.
