Oakland Township is one of Michigan's oldest townships and still one of its least dense. Roughly thirty-seven square miles of rolling meadow, woodland, and wetland, with more than fifteen hundred acres held as parkland and trail.
The houses reflect that. Estate homes on multi-acre parcels, custom builds from the 1990s and 2000s, ranches, converted farmhouses, and the occasional cabin. It is not the 1920s plaster-and-lath work we do in Birmingham, and it shouldn't be approached the same way.
What it is, frequently, is a well-built house from twenty-five years ago whose kitchen, baths, and finishes have simply aged out. That's a different renovation: less discovery behind the walls, more attention to scale, millwork, and making generous rooms feel considered rather than merely large.

Ask about the septic before you fall in love with a plan.
On an acreage property, the drain field quietly sets the outer limit of what you can add. A primary suite addition that looks straightforward on paper can require a new system, and that's a materially different budget and timeline.
So it's the first thing we look into, alongside well location and site access. If the answer is favourable, everything after it gets easier. If it isn't, you find out at the point where the design can still change cheaply.
We're the right fit when the house deserves a proper renovation like new cabinetry, real millwork, work that suits the scale of the rooms. We don't reface cabinets, and for a light cosmetic refresh a specialist will serve you better.

Will my septic system limit what I can build?
Possibly, and it's worth knowing early. Oakland County requires a permit when a remodel increases bedroom count or sewage flow, and a new system application triggers a soil evaluation by a county sanitarian. We look into this at the start rather than after design.
Do I need a perc test for a bathroom addition?
Adding a bathroom without adding a bedroom is generally treated differently from adding a bedroom, which triggers a new system application and evaluation. The county makes the determination; we handle the coordination and build the timeline around it.
Is Oakland Township work different from your Birmingham projects?
Substantially. Birmingham is largely 1920s to 1950s housing where much of the work is discovery behind plaster and matching original detail. Out here it's more often a well-built 1990s or 2000s custom home that has dated, on a large lot with well and septic. Different constraints, different plan.
How does construction work on a large property?
Access is part of the plan. Long driveways, mature trees, wetland areas, and soft ground all affect how equipment reaches the house and where material is staged. We agree the route and the staging area before anything arrives.
What does a kitchen cost in Oakland Township?
